There’s one guide for each market area that we serve, and there are anywhere from six to thirteen lenders in each guide. You’ll find their lending requirements, rates, fees, and more.

In case you’re not familiar, hard money lenders provide the funding for you to quickly buy a property, usually a fixer-upper. They can typically fund your deal in days, not weeks, and their loans usually cover the costs of your purchase and repairs. But they are short-term loans, so you’ll need to either sell the property or refinance into a long-term loan within a few months.

Each lender has different lending criteria, so we included that criteria in the guides to make it simple and easy to compare lenders. Here’s the criteria from just one of the lenders…

  • Loan term up to six months.
  • No pre-payment penalty.
  • A one time, three month extension can be requested if all repairs are complete.
  • First lien position only.
  • The annual percentage rate is 15-7/8%.
  • Lending Up to 70% of the After Repaired Value of the property.
  • Repair Funds can be financed, held in Escrow and dispersed on a Draw Basis if LTV criteria is met.
  • A 125.00 Inspection Fee will be charged for each Draw Request.
  • Loan origination fee of 3-5% of the loan amount.

It’s Finally Here! Saved Property Searches!

It’s certainly nice that there are so many search parameters for filtering the property list. However, having to re-enter all your favorite parameters every time you want to search was a drag. Notice we said was a drag.

We have officially released our “saved search” feature. This means you can enter all your favorite search parameters, save them with a name of your choice, and then return at any time to get the updated results of your previously saved search. Very efficient!

Here is how saved searches work…

Using the new saved search feature is easy as 1-2-3… just follow these simple steps!

Step 1: Setup a Custom Search

First, select all the parameters you want in the saved search using the search form. Then click the “Search Properties” button as you normally would. Now, click on the “Saved Searches” link at the top of the search box. Click the picture below see an enlarged version of this.

Step 2: Save the Custom Search

After clicking on the “Saved Searches” link a window will open showing you all of the parameters used in your search. Below this, in a yellow box, you can enter a name for this custom search and click the “save this search” button. Your custom search parameters will now be saved together with the easy-to-remember name you chose. Simple!

Step 3: Using a Saved Search

Now, anytime you want to search the list using the custom saved search you just click the “Saved Searches” link at the top of the search form. At the top of the window will be a drop-down box with a list of your saved searches. Just click the saved search you want to use and click “search.” The window will automatically close and refresh the property search with the newest results for your custom search. Magic!

This has been a long-awaited feature on MyHouseDeals.com, so we hope you’re excited by it’s arrival… and use all the time you’ll save to buy more properties!

It happened eight years ago…

This week, we’re happy to celebrate eight years from when I first had the idea for MyHouseDeals.com! That was December of 2004 and not long afterwards, MyHouseDeals.com went live and became a reality. The rest, as they say, is history!

The idea popped into my head when I was driving along the highway thinking about my real estate business.

I thought, “I’m frustrated with looking for deals in so many different places. There should be one place where wholesalers can post their deals and rehabbers and landlords can buy them. No one else has built it, so maybe I should!”

A few days later, I started creating the website and after a few months, it went live. At first, the site was just for Houston investors and it had just a few deals and a few members. But it grew exponentially over time.

Now we’re in sixteen major cities and we provide info on wholesale deals AND motivated seller leads. Plus, we offer access to private lenders, cash buyers, vendors, and all sorts of other tools and resources for thriving as a new or experienced investor.

But our main focus is still deals. To date, we’ve provided information on over 65,000 deals and motivated seller leads with over $4 billion in equity! We hope you’ve been able to grab a piece of that pie!

We’ll keep those deals coming over the next few months and years, and we and wish you continued success (and profits) in your real estate endeavors!
