The nature of property investment advice has changed almost as much as the real estate market itself. For many years the self-proclaimed gurus touted foreclosures as the easiest way to get rich in real estate, and for a long time it seemed like this advice could not miss. For many years, if you were telling people to buy foreclosures, you were right.

But most of the legitimate property investment advice today is much different. Foreclosures are not as popular for several reasons. For one, there are simply too many of them on the market. Even if you were to get a great deal on one, you might have a hard time flipping it, assuming that is your intent. Even before the crash the foreclosure investing market became difficult to navigate because there were so many investors vying for each available property.

Pre foreclosures are a great investment because the owners are highly motivated. In most cases, it’s either make a deal, or get foreclosed on and have to move. Wholesale properties are deals being offered by other investors when they need to get some cash in a hurry. Many times an investor will buy a property only to have it sit while they work on other properties in their portfolio. Sometimes they realize the need to get rid of the properties just sitting around, and that gives you the investor an opportunity to jump in and pick up the property at a great price. This is usually the amount the investor paid in the first place, but if they are really motivated they might even be willing to sell at a loss.
