If the bank accepts your offer, you will purchase the property for $60,000, therefore creating $30,000 in equity for yourself out of thin air. The $30,000 in equity is calculated as $100K value - $60K payoff - $10K repairs.

Now lets say you wanted quick cash, so you wholesaled this deal to a landlord investor for $70,000. That's $10,000 for a deal that most investors would have walked away from.

Banks accept short sales for the simple fact that banks do not want to own real estate. They are in the mortgage business not the property management or resale business.
