never attempted to work a short sale. And those who have

seller to agree, delays with the mortgage companies, and
rejected offers. The reason is that everything you know
about
short sales is
DEAD WRONG.

most gurus simply don't work. In short, they are
out-dated and ineffective.

What is a
Short Sale?
In a
nutshell,
a short sale is when a bank accepts a discounted or a
lower payoff than the actual mortgage and
considers this amount as "paid in full" instead of
foreclosing on the property.
Here's how it works. Let's say
that a homeowner facing foreclosure currently owes
$95,000
on a
$100,000 property. And let's also assume that the
property needs
$10,000
in repairs. And that the seller is 3 months behind on his
or her
mortgage payment.
You as an
investor make an offer of
$60,000
to the lender as the new payoff
amount. If the bank accepts your offer, you will purchase the property for
$60,000,
therefore creating
$30,000
in equity for yourself out of thin air. The $30,000 in
equity is calculated as $100K value - $60K payoff - $10K
repairs.
Now lets
say you wanted quick cash, so you wholesaled this deal to
a landlord investor for $70,000.
That's
$10,000
for a deal that most investors would have walked away from.
Whether
you are a seasoned pro or just getting started, one of
the biggest challenges you will encounter as a real
estate investor will be finding deals with lots of
equity. Nine out of ten houses that you come across will
have no equity at all.
Not only are great deals becoming fewer and farther between,
the ones that do remain are often gobbled up by savvy
investors with deep pockets. However, if you learn how
to do short sales, the door to unlimited income
opportunities in real estate will be opened immediately!
Now let me answer
another common question...
Why Would A
Bank Accept A Short Sale?
Banks
accept short sales for the
simple fact that banks do not want to own real estate.
They are in the mortgage business not the property
management or resale business.
When a lender is forced to foreclose on a
property, not only do they incur costly legal fees, but
they also take back a problem loan which affects their
overall business infrastructure.
Bottom line... Lenders hate foreclosures!
Lending institutions realize that the best way to "put a
dent" in this never ending problem is to negotiate and
accept short sale offers from investors like yourself.

Is Now a
Good Time to Do Short Sales?
Due
to increasing interest rates, many homeowners are losing their homes to
foreclosure and many more are falling behind on their
payments. Payments are going up because
so many homeowners have ARMs
(Adjustable Rate Mortgages) that increase with interest
rates.
According to the Mortgage Bankers Association,
1 in 22
homes are 60-90 days delinquent and 2 in every 100 homes
are actually in foreclosure. That's incredible!
What this means is that
there is an amazing opportunity for the investor who
knows how to acquire these properties by doing short sales. Banks
are starting to get more motivated. They now have more
bad debt on their books than they want, and they are
looking for a way to clear it.
