I am a new member to your site... paying one now.  I have found it to be great resource tool to finding true wholesale deals and motivated sellers.  There is only one caveat...I am your 1st time investor with a whole lot of knowledge and self thought with average credit 662/665/702 but NO MONEY OR SAVINGS.  I downloaded Rockets HML booklet and called several in the Los angeles section only to be disheartened but not beaten.l  My question is is this:  How can I possibly buy a property from you site or any where if I can&#039;t get a HML to lend it to me because they require LIQUID ASSESTS and with CA prices being what they are something cheap in Long Beach where I live still costs around $350,000-$400,000.  I have had to pass on deals because I can&#039;t get funded for rehab.  Second, if I did get funded I need to find something so so so cheap because the HML %&#039;s are so high and escalate carrying costs super high.  Please advice.
